Bridging & Auction Finance
Bridging finance is short-term funding secured on property, usually repaid by selling the property or refinancing onto a longer-term mortgage. It is often used where speed matters, such as auction purchases with a fixed completion deadline.
Common uses
- Auction purchases
- Breaking a property chain
- Buying property that is not yet mortgageable
- Light and heavy refurbishment
- Releasing capital quickly for a business or property opportunity
What lenders will want to see
- The property and its value
- How much you need and for how long
- A clear exit: how the loan will be repaid
- Your experience if works are planned
Bridging is more expensive than a standard mortgage. We set out the interest, fees and exit costs before you proceed. Bridging secured on a home you or your family live in, or will live in, is regulated.
